Booking Conditions
Bookings made are subject to accommodation availability and payment confirmation. To confirm the booking, the guest must make the respective payment, as indicated in the listing. The values of the reservation rates, security deposit, cleaning fee, cancellations, or other conditions are as advertised at the time of booking. A security deposit is required for all accommodations to cover any damages caused to the property and/or condominium. If no damages occur to the property during the stay, the security deposit will be refunded. All prices include VAT at the current legal rate.
Payment Methods
Reservations can be paid by American Express, Visa, or MasterCard credit cards. Guests are also subject to specific rules available in the accommodation listing.
Stay Conditions
The reservation holder must be at least 18 years old and must remain in the reserved accommodation throughout the stay. Guests under 18 can only be accommodated if accompanied by an adult who is the reservation holder. The reservation holder must provide a valid address, a phone number, and an email address. No pets (of any breed, size, or age) are allowed. The host reserves the right to require guests to leave the accommodation without any compensation or refund of fees paid if any pets are found inside. Smoking inside the accommodation is not allowed. In accordance with Article 45(a) of the Schengen Agreement Implementation Convention, the accommodation of foreign citizens must be reported to the SEF, which includes all those who are not Portuguese nationals. For the purposes of the previous number, all guests with foreign nationality must provide all information regarding their identification by the maximum deadline of the check-in date, through the Accommodation Bulletin. Guests must notify the host of any damage to the accommodation, contents, equipment, or accessories that occur during the stay, even if the guest considers the damage to be regular wear and tear and not their fault. If the guest does not notify the host of such damages, they may be held responsible for them.
Check-in and Check-out
At check-in, identification documents of the reservation holder and all foreign guests may be requested for confirmation of the provided information. Unless otherwise agreed, the accommodation occupancy on the check-in date will be made within the period specified in the accommodation listing. Check-out is until 11:00 am, and all guests must vacate the accommodation by the scheduled time. Any changes to check-in and check-out dates and times must be confirmed by the host. The host is not responsible for any items left inside the accommodation after the guest's departure. Any belongings found in the accommodation can be returned upon request. The guest is fully responsible for all expenses related to the return process of their belongings.
Cleaning, Linens, and Towels
The accommodation will be cleaned before the guests' arrival. The basic service includes a set of towels, bed linen, and some hygiene items for each booking. Additional cleaning services and products, including changing linens and towels, are available for an additional cost. Guests must keep the accommodation as organized and clean as possible, delivering it at check-out in the best cleaning conditions so that the host can receive the next guest. Guests should not leave garbage inside the accommodation and must use the designated street trash cans for this purpose.
Noise, Illegal Activities, Security
Under the law, the nighttime rest period is between 10:00 pm and 8:00 am, so guests should maintain silence. Guests should not disturb neighbors, particularly when opening or closing the accommodation door or the building door where it is located (when applicable). Reservations for illegal or immoral activities are not accepted. Guests are primarily responsible for their own safety during their stay.
Legislation and Force Majeure
This agreement is entered into between the guests and the host, who is duly authorized to provide accommodation rental. This agreement gives guests authorization to occupy the accommodation for the agreed period and terms. Guests are not tenants of the accommodation and do not have exclusive possession of it. In the rare event that a reserved accommodation becomes unavailable due to damages caused by any circumstance not attributable to the host, including water or gas leaks, the host will not be liable for the inconvenience caused; however, they will take all necessary measures to move the guest to accommodation with similar characteristics.
Changes and Applicable Law
The host reserves the right to update its terms and conditions at any time as necessary. These terms and conditions are subject to Portuguese law. Portuguese courts have exclusive jurisdiction in the event of any legal action related to any reservation.
